MLS Tip from Sue O’Brien

Repeat after me, 2 business days, 2 business days….

What is due, when? Two (2) business days should be your new mantra with regard to all submissions to the MLS. This means ....  More information

Address Withheld Field

What does that really mean??

Have you seen the new field - Address Withheld - while entering a new listing and wondered what that is / what it means? A brief synopsis of this field was sent to all brokers when we mailed training guides but, here's the scoop.

The Berkshire Board submission policy dictates that property address is a confidential field and, as such, we have never released this information to either Realtor.com or any IDX site when uploading our listing data. We inform all users of IDX that they may not display the property address on the web. There are several factors that have gone into this decision but the two overwhelming factors are: seller's safety and security and keeping the Realtor at the center of every transaction. With this in mind; all listings being entered into the system should say "yes" in the address withheld field (as it would be our intent to withhold the listing from uploading to the web).

Why the new field then? Well... NAR is placing a mandate out in the future (not in effect now) that would require all listing brokers to receive authorization from their sellers before displaying the property address on the web. Confused? For our board this doesn't mean much but there are associations in the Country who do display address on the web. The new mandate is intended to protect the seller. The new release of ProMatch includes this field to accomodate these upcoming mandates. Again, our association treats property address as a confidential field.

If you have mistakenly answered "no" in the address withheld field it will do no harm because Promatch is not actively utilizing this field for data uploads and will not until NAR releases the mandate. However, if you have answered "no" please take some time in the near future to change the field over to "yes".

Our MLS Board of Directors will need to consider the impact of this new NAR mandate at some point in the future but for the time being it's business as usual! If anyone has any question please feel free to contact Sue at the Board Office.
